EDGE provides the following asset management services:

EDGE is responsible for all acquisition processes, including the selection of an investment and due diligence review (including legal, financial statement analysis, investment return analysis, physical inspections, appraisal, lease and tenant review, existing debt assumption, and market analysis).  Acquisition processes also include making presentations of the investment to investors.  EDGE meets with institutional investors, developers, brokers and other groups to produce investment opportunities in the selected markets.

Property management is provided by third-party service providers.  EDGE selects the service providers and manages their day-to-day activities.  EDGE provides oversight of all property level activities, including budgets, accounting, construction, leasing and capital expenditures.  EDGE establishes a standard of ethics and conduct for each property manager.  Creating a tenor with each manager is critical to ensure that the high-quality and standards demanded by ownership are maintained by each person on the property from building engineers to porters.  You are only as good as the individuals that represent you.  The tenants will judge the quality of the property by how each person that represents the owner conducts himself or herself.  Our asset management strategy starts with the porter and works its way up from there.  Tone at the top is an absolute priority.

Our view after 35 years of experience in investing and managing major real estate assets is that the leasing function is the number one priority to a successful investment.  All leasing activity is personally managed by the company’s principals.  Having a personal relationship with each tenant and understanding their space needs are critical to maintaining high occupancy at market rental rates.  EDGE engages third-party leasing staff, where necessary, to manage large scale leasing of vacant space. 

  • EDGE’s mandate is to provide full-disclosure and transparency of all property, legal, financial and entity information to investors. 
  • EDGE assists the partnerships with seeking and closing on property level financing and lines-of-credit where appropriate. 
  • EDGE oversees all outside property level and partnership level accounting services. 
  • EDGE oversees annual audits where appropriate.
  • EDGE oversees all property level appraisal reports.
  • EDGE oversees all physical engineering reports.
  • EDGE provides disposition recommendations based on market conditions and the successful realization of the investment strategy.

EDGE’s evaluation of a potential investment incorporates a complete review of the property’s operating history, rent roll, tenant credit-worthiness, capital improvement budget, market value, replacement costs, and lastly, an income valuation over a projected holding term.  The property’s financial performance is evaluated utilizing Argus software to generate return projections based on market and specific underwriting criteria.  Each lease is examined to quantify the value of the lease (in relation to market) and to the credit worthiness of the tenant and its ability to continue under its lease obligation.   An in-depth inspection conducted by a third-party engineering firm of the property’s physical condition is undertaken to budget capital improvements and to ascertain the property’s current condition and compliance with zoning and building codes.  Lastly, we evaluate the acquisition in terms of comparable sales and investment activities on a current and historic basis.
